What it really costs
to settle in Santiago or Los Lagos

2026 reference budget for one person, comparing Santiago with Puerto Varas and the Los Lagos Region. Costs vary by district, season and housing availability.

Category Santiago (CLP) Puerto Varas / Los Lagos (CLP)
1-bd rent$450,000 - $1,000,000$500,000 - $950,000
Food / groceries$200,000 - $360,000$220,000 - $390,000
Utilities + internet$90,000 - $130,000$110,000 - $170,000
Transport / mobility$42,000 - $120,000$70,000 - $180,000
Health (basic private cover)$32,000 - $85,000$32,000 - $95,000
Comfortable monthly budget$1,100,000 - $1,500,000$1,200,000 - $1,650,000
As a practical reference, Santiago offers more public transport and service density, while Puerto Varas and Los Lagos can require higher mobility and heating budgets. Rentals usually require 1 month deposit + 1 month upfront, and may adjust with inflation (IPC).

Banking for foreigners

Bank access depends on your RUT and valid foreigner ID card.

  • CuentaRUT (BancoEstado): no-fee sight account, the most accessible - just foreigner ID and RUT.
  • Without RUT: digital options like MACH or Mercado Pago may accept passport.
  • Traditional checking account: usually needs 6-24 months of history and proof of income.
  • The RUT is issued when you process your foreigner ID at the Civil Registry, with an approximate CLP $4,270 fee.

Tax essentials

What every foreign resident should understand first.

  • Residents are taxed on worldwide income; for the first 3 years only on Chilean-source income, which may be extended.
  • The tax year runs January-December; the income return is filed in April through SII.
  • General VAT is 19% and affects daily cost of living.
  • Advice is recommended to avoid double taxation with your country of origin if you keep income abroad.

Frequently Asked Questions

We answer your questions
about the process

I am a retiree or income earner. Do I qualify for the income or retiree visa?

Yes. The income/retiree visa is designed exactly for this: you document stable passive income from abroad, such as Social Security, pension, 401k/IRA, dividends or rentals, over 6 to 12 months. A recurring income of around USD $1,500/month is used as a reference.

How much capital do I need for the investment visa?

You must document availability of funds above USD $500,000 and materialize the investment within a maximum period of 2 years.

How do I avoid double taxation with my country of origin?

For the first 3 years, a foreign resident is taxed in Chile only on Chilean-source income, and this period may be extended. Your foreign pensions, dividends or rental income can have a different treatment during that period. We coordinate with tax advisors when your case requires it.

Can I apply for a visa while on a tourist visa in Chile?

Since the Law 21.325 reform, the general rule is to apply for Temporary Residence digitally before traveling. Switching from tourist to resident inside Chile is no longer possible except in specific cases, such as family ties or humanitarian reasons.

What general documents are required for most visa types and how long are they valid?

Each category has specific requirements, but most files start with a valid passport, recent photo, criminal record certificates when applicable, civil status or family documents, and documents proving the basis of the application: investment, income, pension, family tie or lawful paid activity. We review validity periods case by case before filing.

Can I bring my family?

Yes. Most visa categories allow you to include your spouse and children as dependents, as long as you can prove sufficient financial means. We usually prepare family applications together so timelines stay aligned.
